Property market in Brno

Prices of the properties in Brno are among the most expensive in the Czech Republic right after Prague. Although price growth has slowed a little in the last year, it is still robust. Final price of the property reflects several factors and that creates a wide range of pricing across the city. Analysis studied the price differentiation across the different parts of the city. As a result, there are 15 typologically similar areas for which the median sales price was calculated. Median is the value that divides the dataset into the two equal halves. In this case, the median was used instead of average because it partly eliminates the effect of extreme values – luxurious and very high-end properties. The data were supplied by the real estate portal Sreality.cz from to the III. quarter of the year 2018.

The median sales price is displayed in the maps on the left side and equivalent per square meter is displayed on the right one. Each pair of maps compares separate category of the flats (1+1, …3+1).

The prices are also summarized in the table. The most expensive properties are sold in the very center of the city, while cheaper properties can be bought at the periphery, especially in the housing estates. The table of content also shows the economic „convenience “of buying a larger flat, where the cost per 1 m2 is significantly decreasing. It is necessary, however, to highlight the minor deficiency of the data especially in the remote parts of Brno such as Jehnice or Tuřany, where the number of offered apartments, especially in the category 1+1 and 4+1 was not high enough to be able to infer an adequate conclusion.
